  1. Would be useful if Brent did not keep in denial the actual data facts as to where flood risk in Brent is concentrated.

The new Brent Local Plan needs to be flood realistic.

Build to flood is not acceptable in 2026. Is flooding really only about individual opinion ( decision makers for developers win that one) and conflating water mains burst records (which can happen anywhere), with underground rivers, springs, topographic low spots and combined Victorian sewers at permanent overcapacity due to to over-development being forced without any major upgrade and mitigation investments.

  2. The public council estates being transitioned to private housing estates zones at mega population densities - in effect becoming no longer Brent, very much othered and forever exiled.

Different private estate values. Where the council in its estate design had no ground floor flats and green space flood protection ponding areas, the private re-develop has ground level flats, underground car-parks, meanwhile hard landscape. Financialization knows the extractive profit side of build-to-flood (design-for demise), whereas council estate designers had designed known local flood risk out as there was no profit only loss in allowing it.

How times change, resilience to anti-resilience, socialism to anti-socialism,....
