The Sudbury Court Residents' Association have reacted quickly to the return of a planning application for the Mumbai Junction(John Lyons) site. Although the applicant claim they have listened to Muhammed Butt, councillors and officers at a pre-planning meeting. Little seems to have actually changed.
This extract indicates a Pre-app meeting with the Planning Committee!
Residents at consultation gave the plans an almost unanimous thumbs down and an anonymous comment that seems to have been accidentally published on the Statement of Community Involvement is revealing:
The Sudbury Court Residents Association are informing residents about the proposal via a leaflet:

Local people could demand that these new homes proposed are Net Zero.
Solar panels, lots of insulation and high build quality (use cameras to record the build work from day 1 to completion and carefully file that data record).
I can see the 'Green Tory' clamour to expensively retrofit suburban/ conservation area family homes (using massive state subsidies) to Net Zero in anti-growth zones is UK 'required' and pending, no doubt cross subsidised by all the energy expensive poor build quality new homes the market is allowed to pile-up in its colonial exclusionary growth zone Marketopias.
New build Net Zero, especially in flats is a marginal additional cost to developers so why not make this site ground zero?
Back to the drawing board is the sensible option.
It is interesting that the consultation letter did not mention "Mumbai Junction". I spoke to the developer and their planning consultant. They were emphatic that Councillors Butt and Tatler required the developers not to add a restaurant or amenities, maximising instead the number of flats. I asked the Council for notes of their meeting- deafening silence. Their planning consultant had no idea of what a "Child Yield" was.
The scheme is insensitive to the local area and an imposition of dense urbanisation.
It must be opposed by any means necessary, incl an immediate boycott and picketing of Mumbai Junction to expose their owner developers fir the monstrosity they propose.
There will be so much traffic congestion and building does not suit the surrounding area and property value all go low
How many more buildings are Brent going to have? At least leave Mumbai junction alone as it has been there for years and it’s a good place to meet up with friends, family etc
Agreed. Just as Brent should drop its plans to demolish the beautiful, locally listed, heritage Victorian villa at 1 Morland Gardens.
Labour run Brent have no interest in history or anything local - all they want is flats, flats, flats!
Did anyone say "Labour" Brent? This Group is a cabal of opportunists (some exceptions) who know not what socialism means other than a ticket to a Council seat, privilege and allowances. There are no skills in handling negotiations with business and developers and try desperately to grasp fame through quick wins at the disadvantage of our communities. There is no weaving of a fabric to create community cohesion and support.
NO to Brent's Market Colonial Growth, Growth, Growth contained in 8 Zoned segregations.
This Tory policy in pathfinder practice (since 2010) surely influences other projects outside 8 Growth Zones Brent Land, trickle down anti-socialism even for resilience building Brent communities 2022?
The flower sellers at the John Lyon Roundabout are reporting that the owner of the Mumbai Junction has told them "he has been given permission for the development of the site to proceed"
Who has given him permission? All sounds a bit .............
I object to this development as it will distort the local area with an eyesore and will create more congestion and lack of open visibility for the residents that live nearby abs visit. Please not proceed with such a development.
I object to flats being built at Mumbai Junction. Has Brent council considered the resources for the area Like more Traffic, school, DR surgeries, and this will encourage more anti social behaviour.
Why do we need more flats as there is a big township being built behind Northwick Park Hospital which will have 1600 flats as per the information given by the council.
Also this will affect House prices in the surrounding areas .
Already Alperton and Wembley Stadium area has been crowded by high rise buildings and more is being built .
How many times do we have to vote and say us residents of Sudbury court estate are so unhappy about this building being demolished for flats to be built!! We have a social place in walking distance but the counsel would prefer to cause congestion in our area and bring in more people cars and no parking , so our streets would be more congested ! Do we have a say as residents or will you just go against us all and do as you please ! It’s a conservation estate for us residents yet the rules get bent when money is given under the table !! What more can I say !!
Wondering wether Brent Councillors and Planners would agree if this was happening on their in doorsteps!! Let’s all park our cars outside their homes and sit in their front gardens. How will they react then …….!!!
Please don't say WE and ALL some residents cannot wait to see the back of that eyesore brand new building gardens play areas asa for being a local hub I don't think so it looks awful from outside I have never been inside but if that is how you upkeep the exterior I dread to think Bring on the bulldozers and flttenbthat eyesore
This will only add more misery to ongoing traffic problems, local GP surgeries, schools ect.
If its an eyesore now it's because of how it's been maintained by the current owners - it used to be a very stylish and smart local pub with a valuable function room where you could hold family occasions!!!
I strongly oppose to this development as this will completely ruin the character and uniqueness of the surrounding area. This property sits near open and green fields. The high rise buildings will make the area look cluttered.
Yes you quite right it was an assett as the John Lyon Pub also great as the Berni Inn and Hungry Horse once the current
owners took over refused
to keep the john lyon name and gave it that awful pain job it went down hill Let's hope the bulldozers finish it off for good Awful looking place
I object to the building of flats on the grounds on Mumbai junction/ John Lyon pub. Will create havoc to an already busy area. Eye sore. Unneeded. Why is Brent building so many skyscrapers 🏙 ruining our neighbourhood and feel of the area.
Do we really need more flats in Brent! This will lead to the roundabout being even more congested, adding extra pressure on an already stretched public services. Spend the money on upgrading facilities for all those in already in Brent likes schools, better road surfaces instead of adding more and more flats in the area. The loss of a local place to eat and socialise will all be missed!
I fully support the SCRA objection to this planning application. The proposal will lead to poorer quality, high density housing, with increased traffic levels resulting in much lower air quality for residents in the area and damaging the serenity of the area. Taking away a well established restaurant enjoyed by the local residents in SCRA will be a bitter loss as it serves as a shared community venue for many.
