Tower Block cluster, Neasden, planning application open for comments

Letters have gone out to residents regarding the re-consultation of the Neasden Goods Yard development appication on Neasden Lane (near the Jubilee line station and between the various railway lines). Note that a further development is planned for the O'Hara's Yard adjacent to the site.

A few storeys have been lopped off some of the blocks with the tallest now  Ground Floor plus 44 storeys.

The re-consultation closes on Monday February 2nd 2026. See LINK

I thought that the Labour run Administration admitted that they allowed to many Student Accommodation blocks (which make no Council Tax contribution) - so why does this application still include a 29 storey Student Block? (as pointed out by one of the objectors).

Brent has a serious shortage of family homes for homeless families and people on the waiting list. Family homes are being lost as as conversions to HMOs (Homes in multiple occupation) are not controlled.

So how many of the flats in this massive development will be suitable for Brent families in need of a decent home of decent size and at an affordable cost?

Thanks Paul. I have added the Tenure table to the article. As you will see truly the amount of truly affordable housing is low.

My comment: Sorry, it is unprintable, Butt this is B~ent isn't it with all the Labour Nodding Donkeys all lined up in a row. You know, like the Labour YIMBYs on the Planning Committee (Kelcher, Dixon& Johnson, and ably assisted by Butt's brother and brother in law, no conflicts there then) that are all led by its sect's leader, none other than Her Royal Highness, Baroness Towerblock Tatler, the developer's best friend.

Sorry Martin, I can't see the tenure table, where is it?

Nothing will change under other parties as councils desperate for CIL or NCIL money will let developers do whatever they want.

This is wonderful from a Brent we need more and more housing there are 34,000 households on the waiting list in Brent nationally there are three to four million homeless people. Keep building Brent well done

It would be great if a large number of the 1084 units planned were affordabe for the 34,000 on the Council waiting list but just 105 (roughly 10%) are at social rent. This is against a minumum 35% affordable provision required by policy.

How do you know if you don't try them?

What idiot YIMBY you are. These properties, at these prices are a solution to nothing other than profit, and then another 2008 style crash. And who paid for that, ordinary people as always.

I agree with “Anon@14.15” - Keep building Brent please & make as many flats as possible unaffordable because this will push the general value of the Borough up especially for home owners like me! We need a good quality of class now in Brent, for far too long Brent has had a “riff raff” reputation so building brand new unaffordable flats will increase the quality of the Borough with decent people buying them & moving in the area.

But under London Plan policy 35% isn’t “required” it’s just a “target”…as a responsible editor maybe educate yourself before potentially misleading readers.

Private developers should not have to be responsibile for building social homes. That should be the responsibility of government and council.

These types of high rise housing schemes are built so that developers can make a profit. We need as many people as possible to give their objections to the plans on various social, environmental, public health and fire safety grounds.

Heard the Lib Dem Leader was running Brent when Quintain were given permission to ruin Wembley Park with theor tower blocks?

Paul, if there was a level playing field, then objections could well make a difference, however, with a Planning Committee and Officers intent on building these monstrosities, and why, so that investors and developers can make a killing What makes it worse is that the government is allowing ordinary peoples' earnings to be gobbled up by the global elite. The strangest thing is that we have a Labour administration in Brent, however, they don't act like we expect from the Labour Party, but that's not surprising because they are funded by the global elite, and some of the Labour councillors are actually employed by them, no conflict there then?

Anon @ 30 December 2025 at 21:58 should not believe any old rubbish from the Labour Party. The Wembley Master Plan was developed under Labour well before I became Leader between 2006 and 2010. The Lib Dem policy restricted Bocks of Flats to around maximum of 12 storeys although the Outline Planning Permission granted for the Wembley area before 2006 allowed greater height. The push for Monster Towers came from ken Livingstone as Mayor of London who proposed a 29 storey tower for the site next to the old Copland School in Wembley High Road. Liberal Democrats stood with local people in opposing this. The blue blocks on the former BQ site in Alperton opposite Sainsbury are more like what the Lib Dems wanted - all are below 12 storeys.

When Labour regained power in 2010 the height restrictions were dropped and it is then it became a free for all with competition for ever higher Towers. These were being built without any regard of impact on existing residents in terms of traffic congestion, parking or the local roads being constantly dug up.

Making up stories is a typical Labour ploy especially when they are in trouble just before another local election. The evidence of the last 15 years is clear too see - too many Tower Blocks and very little infrastructure to cope with all the problems they are creating.

Anonymous 30 December 2025 at 21:58 - I wonder which Labour person told you these porky pies. I was Leader in Brent from May 2006 to early May 2010. By this time a Wembley Masterplan was in place and outline planning permission for many Tower Blocks on the Wembley site had already been granted. The main proposer of tall Towers was Ken Livingstone who demanded a 28 storey building on the site next to the old Copland School in Wembley High Road. This was opposed by local residents and by local Liberal Democrats. In those years we were also approached by Quintain who wanted to replace the old pedway to the Stadium (the pedway stood on their land). To pay for this work they lobbied us to be allowed to build 2 x 30 storey blocks on either side of where the steps are now. We said NO.

Our policy was to limit tall buildings to around 12 storeys. This is why many of the buildings on the main road near the stadium are much lower. The blue blocks on the former B&Q site in Alperton and opposite Sainsbury's are another example of the much lower developments which were approved at that time.

As soon as Labour regained control of Brent Council they scrapped the 12 storey height limit and allowed a 'free for all' rush for ever higher buildings without any consideration of the impact on existing residents who now have to endure traffic chaos, parking problems and roads around them being constantly dug up.

So next time please check your fact and be brave enough not to hide behind the anonymous tag.

Labour Councillors seem like to tell Porky Pies about all sorts of things as above, and also about other people, as I found out today while talking to friends and neighbours who have experienced recent Labour canvassing methods.

The accepted wisdom that this these flats are on affordable just simply wrong I know number of people who live in these flats in Wembley and they can afford it yes not everyone can afford it - it depends on your circumstances

keep building Brent well

Canvassers will promise everything no matter what party they are from. Do your research and question them fully.
