Reading this now, it is striking how the West Hill and The Avenue appeal was handled through the Planning Inspectorate with a fairly short window for final comments. Since 2017 the reformed Electronic Communications Code has also changed things for the people who actually host masts, with many landowners seeing operators push for lower rents at renewal. Anyone with a mast or rooftop antenna on their property now has a choice between holding the lease or selling the future rent to a specialist buyer like Telecom Infrastructure Partners in exchange for a lump sum, though independent advice is sensible before deciding.
