The new hotel and surrounding area
Quintain's plans to activate 2018 planning permission to build a new hotel on the open space outside Brent Civic Centre, currently occupied by Market Square and the Samovar Space, met with stiff opposition last year, not least from current residents of the Quintain estate. They and visitors to the LDO, Arena and Wembley Stadium had got used to using the space, making it a social meeting place amidst all the tower blocks.
This afternoon Quintain released the statement below:
Quintain Submits Detailed Plans for New Development at Wembley Park
Quintain,
the developer and asset manager behind Wembley Park, has submitted a
reserved matters planning application to Brent Council for Plot NW04, a
key site within the developer’s continuing transformation of the 85-acre
estate.
Plot
NW04 forms part of Quintain’s wider Wembley Park transformation, which
has evolved over the past two decades into a vibrant mixed-use
neighbourhood comprising homes, jobs, cultural destinations, and
high-quality public spaces.
The
site already benefits from outline planning permission granted in 2018
by Brent Council as part of Wembley Park’s ‘North West Lands’
masterplan. That consent established the key development principles,
including the scale, height, uses and the requirement to deliver public
realm, including a new Civic Square. The newly submitted application
seeks approval for the detailed design of the building and surrounding
public spaces within these approved parameters.
The
proposals include a building ranging from two to 17 storeys, providing a
358-bed hotel alongside ground floor shops and restaurants. A central
feature of the plans is the creation of a new permanent civic square,
which is larger than proposed under the outline permission and designed
to host markets, community events and celebrations throughout the year.
This
new public square will replace the temporary “meanwhile” uses
previously delivered by Quintain at Market Square and Samovar Space and
will complement other nearby public areas including Arena Square, Elvin
Gardens and Union Park.
Quintain
has undertaken a programme of community consultation to help shape the
proposals. This has included engagement with local residents, an online
public consultation, and dedicated sessions with the Brent Disability
Forum. Feedback gathered has informed both the building design and the
public realm.
A
planning decision is expected towards the end of the year. If
permission is granted, Quintain will continue discussions with potential
hotel operators during 2027.
Quintain will continue to work closely with Brent Council and local stakeholders as the application progresses.

The land is not protected. Quintian agreed with Brent not to build a larger hotel on the land and instead build a hotel with a public square.

Looks like it's all been planned by Brent Council and Quintain together - with 32 concerts this year and a local tourist rax on hotel rooms planned of course they will give permission as both Quintain and Brent Council will benefit!!!
If we don’t have a change in Brent Council leadership nothing will change. Residents are in a choke hold!! I wonder if the residents who bought flats around the square were told that there will be a monstrosity built in front of them and deprive them of one of the few spaces left in Quintain town!!!

Feel sorry for the restaurants, supermarkets, etc in the area. We have enough high-rises in the area. Have you seen any stadium in the world surrounded with a concrete jungle ??!!! Hideous !! Quintain have milked every square foot and the council are just hungry hyenas waiting to cash in. Pathetic
Just watching Mexico v South Africa World Cup Opening Match - stunning ariel views of the historic, showpiece Azteca Stadium shows no towerblocks around it at all despite Mexico City metropolitan area having an estimated population of approximately 23.0 to 25.6 million residents, making it one of the largest metropolitan areas in the world and the most populous in North America.
Shame on the Football Association and Brent Council who have allowed our even more historic, and highly revered Wembley Stadium to be surrounded by and hidden by hundreds of unsightly tower blocks???

Nothing to do with the solicitor. Clearly an anonymous comment from a Quintain/Brent Council member who will benefit. The closest building is the "Barratt" building (Marathon House/Archery Court) immediately opposite which was built before this planning permission was granted despite opposition. It is also the only building in the immediately vicinity where all the residents are Long Leaseholders rather than renting. Appalling from Brent / Quintain taking away an area that kids play & kick a ball in the shadow of the national stadium. That same area currently taken away again for Harry Styles merchandise. Why this cannot be on the stadium concourse paying the FA rather than Quintain I do not know!
Silly to blame the FA. They were only given money to buy the footprint of the old Stadium by the Blair Government.They have no control over the other land or what is built on it. If YOU do not like the planning policies followed by Brent Council then you should have voted Butt and Co from control of the Council. Oh the Tories allowed Mo Butt to stay in control - so voting Tory was also a daft idea. Hopefully lessons learned for next time.
Permission was first granted in 2011, way before Marathon House/Archery Court. It was then revised in 2018 to make it smaller.
Yes I agree and the Wembley Stadium area has not been the same since they demolished the original one during the early 2000's either.
Olympic Way will increasingly resemblance a hemmed in corridor. It's a regressive plan.
Football Association could have done more to protect it's major brand asset. How long before they will sell up and move the National Stadium 'up north" and leave Wembley Stadium just for concerts?
Silly Comment? How? They don't own the surrounding land and have no influence over Labour Council's planning policies.
You are targeting the wrong party to blame. National Planning Policies (and drive for more housing) comes from the Labour Government, in London the Labour Mayor of London set a target for tens of thousands of new homes in Brent and locally the Labour Leadership meekly accepted these demands despite the fact that most new flats built are bought by overseas investors to earn rental income and very few end up housing local people in need.
It's all about money. Council tax rules Brent's corrupt mindset. And despite that, the public services in the area, the pot holes, and anti social behaviour remains rife
Not a silly comment - the Football Assocuation had the option to buy the land around the stadium and could have ptptected their asset!
Student Accommodation blocks do NOT pay Council Tax. Labour allowed 7,000 units in Wembley - none of them contributing to paying for local services. Vote Labour - get more financial cock ups ...AND Tower Blocks!
